Pisang Goreng Stall at Brickfield (Tun Sambathan)

I believe his business is registered under the name “Pisang Goreng”.

My mother-in-law introduces to me this stall. I’m the type of person who seldom buy all this goreng goreng stuff but each time I go to Brickfield, I simply can’t stop myself from buying and enjoying it.

His stall is located opposite YMCA building.

Sometimes their customers need to wait very long for their order because demand is more than supply. Since I like all their fried stuff, I simply takes whatever that are available as I usually do not have the time to wait that long.

For large quantity order, we must call Mr. Chiam at 012-6172511 to book in advance.

We have to collect our order personally because Mr Chiam do not offer delivery services.

The Final Journey of a GOLDEN Grandpa

Recently I attend a funeral of a 97 years old relative who passed away due to old age. I was amazed of how fast development of this bereavement services that they are really care for everyone comfort and well-being. Of the course, price they charge also consider expensive for most people. I’m here not to judge whether it is worth paying for such an expensive package (yes! You can buy a car using this money) but I believe golden grandpa earns his right to be treated well even after death because he is really a very kind and generous person. He has builds his wealth from nothing but has never failed to help other who is less fortunate than himself. He has many grand-children but me being his sister-in-law’s grandchildren has never being forgotten. I still remember clearly on the Chinese New Year two years ago when I have just delivered a baby, he has never forgotten to give angpaus to my newborn. He has given me two angpaus – one as a newborn gift and other one for Chinese New Year gift.

Golden grandpa seems to be preparing to take his life journey to the end. Early this year, he has insisted on visiting his long-deceased son and his wife’s graveyard for the first time in his life. He inspected his own graveyard and his children has also brief him on arrangement and process of the memorial services. GOLDEN GRANDPA didn’t suffer for long before his departure. He was admitted to the hospital 10 days before his departure but he has requested the doctor to discharge him 3 days later. He knows his time has arrived so as all his children. Those migrated oversea has come back and all his children were in Malaysia on the day he takes his last breath. I believe that this is really a blessing for him and he passed on peacefully without much pain. His last wish to pass away in his own room in his own house which his son has built for him also has been granted.

One of his grand children express her disappointed that most of the people who Golden grandpa has even help never turn up to pay their last respect but I felt sorry for these peoples who have missed all the good blessing that his Golden grandpa will have “distribute” to all of us who has attended his funeral.

Dear GOLDEN grandpa, may you rest in peace! We would always LOVE you!

Claim(s) for Breakage of Glass in Windscreen or Window Does Not Affect Your NCD

With so many car thieves around and also events which may cause the breakage of our car windscreen and window, I think it is wise to include the coverage for breakage of glass into our car insurance policy.

One important item to note here (which I noticed that a lot of people is still unaware of) is that if we make a claim under the breakage of glass in Windscreen or Window or SunRoof, it will not affect our NCD (No Claim Discount).

There are terms and conditions applied here, so it is essential that we double confirmed the above matter with the insurance agent before taking up any insurance.

Buffet Dinner at CINNAMON restaurant, One World Hotel

My friends and I went there on Thursday 17 September 2009 for Ramadan Buka Puasa Dinner. It is priced at RM98++ per person.

There is a lot of food to eat but my favourite is the seafood especially the oyster and salmon. I had two plates of seafood and definitely not going for any chicken except for a small piece which is attractive because it is roll with turkey ham.

My ABC become “Air Bandung Campur” because I took too little ais and I put too much sirap.

Upon payment of our dinner, they gave us a souvenir to bring home.

It is very Important to check your EPF Nomination (Penamaan KWSP)

Please check your EPF nomination to see

a) if the person that you have nominated tally with the record in the EPF and
b) if EPF has your nominated beneficiary names inside their record.

Earlier, I accompanied the daughter (Yin, not her real name) of my deceased client to inform EPF of the deceased and to claim the EPF monies only to be informed that her father has never made any nomination. Everyone in my deceased client’s office knows that he made his nomination but we do not have any prove for that.

EPF informed us that they computerized all nomination (penamaan) from 2000 onwards. In other words, any nomination made prior to 2000 is treated as “NOT nominated”.

As the result of that, Yin needs to bring her mother to claim the EPF monies. After a lot of hassle to prepare all the required documentation and running works, EPF now disburse the money to her mother’s bank account on monthly basis and not in lump sum.

In such case, I can see the advantage of doing that is to prevent misuse of EPF monies by the deceased’s family and also the family is able to enjoy dividend from EPF who at least guarantee at 2.5% per annum as compare to less that 1% if they would to put the monies in the bank.

The bad side would be what most people would think – “Hey, that one is my father/mother’s monies, how can EPF keep it for their own investment benefit. If I have the lump sum, I can invest it in property, share, unit trust or any business, I may be making double of what EPF offering.”

It is best that you keep a copy of the nomination form so that you or your family had proved that the nomination is being done.

I have spoken to many friends on this. Many said they would do it. But how many really take the effort to do it, I doubt! Come on, my friends! You work so hard so that your family is able to live a good life, why can’t you take a few hours off from work so to ensure that in the event of your sudden demise, your fruit of hard labour is being enjoyed by the right person at the right amount? Anyway the decision is yours! It is your money after all!

Easy to Prepare Meal

I like to pack my lunch at home and bring out to eat either I’m going out for business or I’m taking my children out for leisure.

Some food can be prepared and store in container for future use. Examples are fried anchovies, peanut, sambal and salted fish. Many fresh vegetable and fruit can be used to make your meal more attractive and not too dry. Examples are carrot, cucumber, pineapple and sengkuang. The best part is it does not need to be cooked.

Whenever I’m rushing to go out and food preparation time is limited, I just take the leftover rice, put a bit of peanut, anchovies and sambal, cut some ready to eat fresh vegetable (eg sengkuang or cucumber), garnish it with some sesame, and here I get my own version of nasi lemak or I would like to give it the name of “Mixed Match Rice”

Today I would like to share one of the Mixed Match Rice that I took out to eat with my son:

Seaweed Pineapple Ham Rice

Ingredient:
• Rice
• Pineapple (cut into small cubes pieces)
• Ready-to-eat Seaweed (cut into small pieces or crush it)
• Pre-fried Ham (cut into small cubes pieces)
• Sesame
• Hard-boiled Egg (in any shape of your preference)

Note: I didn’t specify the weight or amount of the ingredient above as you may use as much or as little as possible. It is all depend on your taste bud and your preference for certain food than others

Method:
Mix the above ingredient together. It is nice to garnish it with a bit of parsley and raisin.

Simple isn’t it?

My two years old son simply loves it.

I even prepare some watermelon so that we can enjoy 2-course meal. I also bought along a box of soya bean milk so that it looks like a complete meal that we order at the restaurant.

REITs (Property Trust Funds)

A REIT is a collective investment vehicle (typically a trust fund), which pools funds from investors to invest primarily in a portfolio of income-generating real estates.

Let me explain it in a more simplifier term.

I have RM1,000,000 but I wanted to own 100 shop lots in 100 different location in the world. Possible? Of course, with REITs, I may do so. I bought property fund example Hwang-DBS Global Property Fund and automatically I become the joint-owner of (for example) Fashion Valley Mall in California, Rockaway Township in New Jersey, Starhill Shopping Gallery in Malaysia etc.

I do not need find the tenants and take the effort to collect rental as it will be paid to me in the form of dividend each year (or sometimes twice or four times a year). I do understand that with current economy crisis, the property that I owned may be undervalued that my initial purchase price but I don’t care because my objective is to own the property as long as I think I wanted to and I still collecting rental from it. I also do not have monthly commitment to pay the bank for property/housing loan as I do not need to borrow money. I buy what I can afford.

Property Trust available in Malaysia:
• AmPan European Property Equities Fund
• ING Global Real Estate Fund
• AmGlobal Property Equities Fund
• Alliance Global Diversified Property Fund
• HWANGDBS Global Property Fund
• Public Far-East Property & Resorts Fund
• OSK-UOB Asian Real Estate Fund
• AmAsia-Pacific Property Equities Fund
• MAAKL Asia-Pacific REIT Fund

Happy Reading!

My Point of View on the Movie: UP

I would like to thank thestaronline and Golden Screen Cinema for giving me the opportunity to watch the 3D preview of the movie “UP” on Sunday morning Aug 16, 2009 for free of charge.

It is ideally a well-made good movie worth watching and I recommend that you bring the whole family to watch it. It will be official released in Malaysia on Aug 20, 2009.

Before the movie starts, Pixar as usual will show us a short funny story. This time it is regarding clouds making babies of all kind using their molding and magic power. All the clouds make perfect babies except for this one cloud whose is always tend to make aggressive and not-so-friendly babies.

The opening sequence of Up tells the story of Carl and Ellie is so heart-warming and so overfilled with emotion. Both of them share the same dream of travelling to the Lost Land of South America but Ellie never able to realize her dream when she pass away at age 70. You see, they tried to save money for their expedition but their money were never enough and never grow because they are saving it in the jar and not investing it to earn interest or dividend. And secondly many unforeseen events happen such as money used to service car breakdown and repair damaged house.

When things got out of his control and he is forced to leave his house to stay in retirement home, Carl decided to embark on this high-altitude adventure to fly-off his house with thousand of balloons. He was shock to discover the little Russell knocking at his door after he has flew off and together (they also do not know how) they did end up in the Lost Land of South America.

Their adventure was become more challenging after they got to know Kevin, the rare bird and Dug, the talking dog. In fact, all the dogs in this movie know how to talk. There is this evil villain called Charles who wanted to capture Kevin so that he can become the greatest adventurer in the world again.

One thing that I don’t understand is why Carl and Charles are the almost same age when they met in the Lost Land. The first time Carl get to know Charles, Carl is still a small kid while Charles is an adult of age in late 20 or early 30. Maybe the Lost Land has the magic to preserve the youth of a person but the movie does not mention it. Or did I miss out anything?

If this is the first time, you watch 3D movie, be prepare that you may feel a bit giddy wearing the 3D glasses. I got my headache after the movie but just for a short while only. Maybe my brain got a bit confused and need a bit of time to adjust to it.

For more information on UP, you may find it at their official website - http://disney.go.com/disneypictures/up/

The morale of the story (to my definition) are:
a) Better late than never (Carl finally realized his dream at the age 78)
b) Save and Invest money to make it grow (don’t put in the jar)
c) Life is full of Adventure (whether you like it or not), so as well enjoy it
d) If you believe that you can, then YOU CAN

Dollar Cost Averaging (DCA) Concept

In Malaysia, it is also known as Ringgit Cost Averaging.

Basically this concept is adopted by wealth advisors to help their client to “save”(or invest) for certain purposes such as for children education or retirement fund.

Let me quote this example of how DCA works:

On January 2001, Mr A agreed to give me RM100 each month to buy gold coins. That month it is sold at RM1 per coin, so I managed to get 100 coins for him.

On February 2001, the coin price has gone up to RM1.11 per coins. So I only managed to get him 90 coins only.

On March 2001, the coin cost RM0.83 per piece, so I got him 120 coins.

These transactions continue for 5 years. Sometime I got it cheap, sometime very expensive but each month I help Mr A to buy his coin without fail.

By end of 5 years, Mr A has given me a total of RM6000 and I managed to get him 7500 coins. So the cost per unit of these coins is only RM0.6666.

On December 2005, these coins are sold at RM1.2 per piece. Mr A decided to sell all his 7500 coins and he got RM9000 from the sale proceed.

Capital = RM6000
Selling Price = 7500 coins x RM1.2 = RM9000
Profit = RM9000 – RM6000 = RM3000
Return on Investment = profit/capital x 100 = RM3000/RM6000 x 100 = 50%
Yearly profit = 10%

Note of Disclaimer:
The above illustration is just an example the help readers to understand the concept of DCA. It should not be construed as and shall not form part of an offer or solicitation to buy or sell any products and/services. Before you decided to buy any financial product/service, please consult your financial advisor to understand the risk involved and the suitability of the product/service as per your need.

Putrajaya Healthcare Centre

My son was down with high fever for two days. On the morning of 31 July 2009, his temperature was 39°C. My husband and I decide to take him to Putrajaya Hospital. It was 6.30 am and normal clinic was not open yet so we went to emergency department. As there is no other emergency case at that time, the doctor immediately attends to our son. He took my son body temperature and gave him “ubat buntut”. Then he advised us to seek further treatment at the Klinik Kesihatan Putrajaya at Presint 9.

We reached the clinic at 7.40 am. There were so many people waiting there already. We got no. 2080 and need to fill up the application form. We waited there till 9.04 am before they registered our son.

There are 8 counters at the lobby:
Counter 1 – 4: Registration
Counter 5 – 6: Triage
Counter 7: Special For Pregnant lady
Counter 8: Specially cater for
a) Senior Citizen
b) Special Need Child
c) Disable Person
d) Prisoner
e) Medical Check (those age 40 years old and above)
f) T.B., Chicken Pox and Eye Pain

Since there was no case at Counter 8, they use it to register my son’s details. A fee of RM1 was charged and we need to pay it at Counter 1. We were given a white card with barcode.

Then we have to wait at Triage counter and it took another 20 minutes before they called us. I do not know why we need to go to Triage counter as the officer there ask me what wrong, so I told her, my son got high fever and she straight away refer me to wait in front of Room 2.

We scan the white card and in a minute time, the doctor called us in the treatment room. We explained to her that our son got high fever and now already subsided after taking the “pill buntut”. She said she will give us some fever syrup and if my son is still having fever for other 2 days, we need to bring him back to the clinic for blood test. Total consultation time is less than 5 minutes.

I though that we do not need to wait to take medicine. But we waited another 15 minutes for that. We left the hospital around 10.30 am.

We were rushing to bring our son to the hospital early morning that I left my handphone and PDA with camera in my house. If not I would have enclose some photos over here.

Toilet Training for your Child – Are you ready?

When you have a child, people will try to help by giving their advice. Some would said can start even at 1 year old, some said no need to rush and some who is NOT a mother yet even more funny when they are trying to talk on behalf of my son such as “it is hot wearing diaper”, “ I know how to pee but since you give diaper then I can become lazy”. I do not know about you but I got really fed up when a non-mother trying to think that she knows everything on taking care of baby simply she has help her mother to babysit other people’s child. Wait until she become mother, then she shall understand my situation!

I think that the most important of all is whether we are ready or not before we look for sign if our child is ready. When my elder son turn 2 years old, I think I should toilet train him but I simply cannot accept the fact that he will be urinating and making unpleasant smelling ‘cake’ every now and then everywhere.

The first thing I ask my maid to do was to wrap all the furniture in the house with plastic bag because I hate to think that the smell of urine which will stand inside my furniture. My son was without diaper for 3 days during the daytime and then we give up as we fail to get him to urine in the toilet and he simply doesn’t understand that.

A month has passed and my maid has left as she already finished her two years contract. My new maid who has 4 children successfully gave me the idea that it is not a scary process to toilet train a child. When my son urine on the floor, she just clean it up and give him a clean pant to wear. She cleans up every piece of furniture which my son urine on it patiently and without any complaint. On and off she will ask him if he would like to “shee-shee” or “berak”. She is also know how to catch a child impression or behavior before he ‘pee’ or ‘poo’.

Then suddenly one day my son knows how to said “Berak” and when we put him on the toilet bowl he has done his bowel movement. He understands that he need to ‘poo’ before he understands the feeling that he need to pee. From that day onward he will make “cake” inside the toilet and if he accidentally get his pant dirty, he will said “Eeeegeee”. Eventually he will say “Berak” no matter he need to ‘pee’ or to ‘poo’.

Only after 6 months of training, he can distinguish between ‘pee pee’ and ‘poo poo’.

I’m not qualifying to give any advice as I’m a ‘panic’ mother but what I can said is that we do not need to feel stressful to toilet train our child simply because some dick tom and harry said you need to do it immediately. Enjoy your motherhood! And me too!

Part-full Time Mother Entrepreneur

Are you working full time As a Mother or As an Employee or As a Part-full time Mother Entrepreneur?

What do I mean on the above?

If you are a full time mother, you spend 24 hours, 365 days taking care of your children. You spend all your time to ensure that your children are clean, free of accident, well feed, well educated, well manner and well prepare for the future. If you are fortune enough to get a rich husband, he “pays” you enough money that you feel that there is no better job than this in the work. How lucky you felt you are!

If you are a full-time employee, you spend most of your time serving your boss to ensure that he is rich enough and you spend very little time with your children. You are either love your job very much or you are force to do so because your spouse do not earn enough (how to define enough is very subjective) to support the family.

My definition of part-full time mother entrepreneur is that you work to generate income but at the same time your work allows you to spend time with your children. You work very hard at the beginning to establish your business and then later as your business grows, it must be the type which generates enough passive income so that eventually money will work hard for you while you take your family for holiday.

I believe I fall under the latest category but still in the process of working hard stage. How about you?

I have planned this before I got married as I believe planning is very important. If you fail to plan, you are actually plan to fail. Make sure you write out your plan. How about sharing it with me in this forum or if you are the shy type, you may email to me at mycheang@hotmail.com?

Whenever we decide to venture into something new, there will be definitely a lot people who will give you a lot of negative feedback. So it is best that you find someone who is in the same shoe to exchange feedback and someone who already in this part-full time category to give you the support so that you would not back-off half way, right?

Great Oil Stick

I passed by the famous “Great Oil Stick” van in front Giant Hypermarket, Bandar Puteri Puchong around 8.30 pm tonight and was surprised that there is nobody queuing to buy their multi flavor Yau Char Kuey and Ham Chin Peng. I was so happy that finally today I can taste their famous products because having to queue up.

Kenny Chin, the boss there come and serves me himself. He said today there is Manchester United vs Malaysia match and it seems like everyone prefer to stay home to watch it. Before I managed to ask him what is the secret of his success, he already told me that he invested a lot of money to ensure his food is one of the best selling in the market. For example, he has an oven which ensures the garlic inside his garlic stick is dried enough or else the moist inside the garlic will spoilt the quality of his oil stick.

He also offers me a free sample of his mini stick. The whole stick is crispy and easy to bite (one off look I thought it is very hard and can make an old person with false teeth to bite his teeth off together with the oil stick). Kenny said he will launch his strawberry and mocha mini stick soon and he is pretty confidence that people will be willing to queue up “a hundred mile” for it.

For more information, kindly visit their blog at www.greatoilstick.blogspot.com. You may also view their products at http://www.foodstreet.com.my/food-street/opage.s?outlet=Great+Oil+Stick.

Personally I like the herbal and garlic Great Oil Stick

Understanding Unit Trust Investment (Explanation in Layman Term)

I have RM100,000 and I would like to invest in property, share, bond, commodity, fixed deposit. I also like my money to be invested all over the world. I start to look for friends who have the same interest as I’m. I found 9 friends who also have RM100,000 per person and we decided to go to the lawyer to write down an agreement on how the money should be invested. Then we employed the investment expert to help us to invest according to the agreement as lay down by us. This expert is responsible to generate return 8% to 12% per annum but they are given a period of least 3 to 5 year to do so.

Advantages:

1) Instead of having 5 shares, 1 house, I fixed deposit in Malaysia only, now by putting it in Unit Trust, I become the shareholder of 50 shares, 20 houses, 10 shoplots, 10 condominiums, 10 bonds, 10 fixed deposit accounts all over the world

2) I’m allow to withdraw my money any time at market price

3) I can utilize the service of the expert

4) It saves my time in term of buying and selling of investment, market study, monitoring etc

5) It is very affordable. I can invest RM10,000 if I do not have RM100,000

6) It is very flexible. I may invest RM500 this month, not investing next month and invest RM1000 in subsequent month

Disadvantages:

1) Because it is so flexible, I may be attracted to buy something and unable to invest for a particular month

2) I need to pay the investment expert and the lawyer

3) I cannot enjoy the fun of choosing my own investment properties and shares

It should not be construed as and shall not form part of an offer or solicitation to buy or sell any unit trusts. I was having lunch with an old friend (cannot said that because both of us are still young) and he strike me to write this article. He was telling me that he wanted to do something else beside just working for people but when I ask him why he has not be doing it, he told me that he has NO TIME.

If I’m the young girl, Evie in the 1980s TV show called “Out of This World” who can stop the time or if you are Adam Sandler in the movie “Click” who found the universal remote control to forward time, HOW shall we fully take advantage of such power or gadget?

How is would change your mind if a doctor told you that you are very ill and only have a month to live?

Ok, have you finishing thinking of my question above? Let’s be more realistic, shall I say that?

All of us have 24 hours a day and 8760 hours a year. So when we said no time, is it really mean no time or we simply find excuse not to do something. Why do we react like that? Is it because
a) Fear of failure?
b) Fear of rejection?
c) Fear of uncertainty?

Nobody care how I’m going to use my time more than myself. I also would not care how other people use their time as long as they don’t waste my time.

Shall we
APPRECIATE THE TIME THAT WE HAVE, USE IT WISELY OR ELSE HELL COME, THAT’S REALLY NO TIME

Why I Need to Blog?

1) It is my ambition.

Back then, when I’m a small girl, I like to share information but nobody wanted to listen to me so when my teacher ask me to wrote an essay on my ambition, I wrote that I wanted to become a teacher because I saw that when my teacher teach or share information, everyone in the class is listening. Now with this blogging thing, I’m not only able to share to a class but to the whole world.

2) It is my passion.

I’m happy to share information and I’m very happy when people appreciate the information that I share.

3) It is an effective tool to release stress.

When I’m sharing information, my mind is busy working on the information that I wish to share and it does not have any spaces left to create the “worries goodies” for me.

4) It is a money making tool.

The more I blog, the better I become. Useful information will attract a lot of visitors. The rest is the history. And passive income will flow in continuously.

5) I’m born to be a WRITER

According to Dr. Oliver Tan PhD, the Founder & Master Trainer of Power of Numbers, one of the best careers which suit me and make me very successful is to become a WRITER.

This first blog page I wrote it to myself. I need to tell myself the reasons for starting this blog and why I should not abandon it half way.

My dear reader, if you think you wanted to do something and have not started up the engine yet, perhaps, you should consider my way.

Happy Reading!
